Le Puech Property

Le Puech is a small hamlet situated on a promontory on a hill overlooking a sweeping valley. The hamlet itself is very small with only a few houses constantly occupied. Down the hill is the village of Banhars. You won't find any shops here; they can all be found in Entraygues which is 4 km away. There are larger stores in Espalion, Rodez or Aurillac.

Situated on the edge of the hamlet of Le Puech, the house catches the sun from sunrise, at the front, to sunset at the back. There are several terraces with tables and chairs to enjoy either the sun or the shade. Each area has its own spectacular view; either by the house, in the gardens, by the pool or sitting at the picnic table in the orchard. There is ample parking at the side of the house or in the garage off the front courtyard.

The property can be entered from the front or rear terraces. The gîte consists of an open-plan ground floor with large comfortable lounge area, with an old inglenook fireplace and wood burning stove. All rooms also have electric heating for those cooler evenings. The lounge has a satellite TV, DVD and video player. There is Wi-Fi internet connectivity. The dining area leads into the modern fully fitted kitchen which includes microwave, hob, oven, dishwasher and fridge-freezer. There is also a shower room and toilet on the ground floor. The first floor comprises a large double bedroom and a twin bedded room both with fitted wardrobes. There is a modern bathroom and toilet. House towels and linen are provided. A Bosch washing machine is available in the cellar.

There is a 10m x 5m swimming pool with Roman steps into the pool for easy access. The pool may be used at any time and will only be shared with the owners. It has an electrically operated safety cover so there is no ugly fencing to detract from the view. The water has a low chlorine purification system utilising salt electrolysis.
